Building Performance Specification and Detailed Engineering Drawings
Summary
To get a good idea of how much the building services will cost on your new development and how long it will take to install, a detailed design will help you obtain a more accurate representation, when tendering a new project. Detailed design involves developing the conceptual design into a building performance specification involving calculations, research and coordination with the design team and delivering CAD drawings, equipment schedules and reports. To ensure the information provided is accurate and compliant we use the relevant building standards, institutional guidance, and software such as Amtech and IES to build electrical and thermal models.
What we are going to do (scope)

Engineering Consultancy and GuidanceRecommendations for renewables, off-site manufacturing, environmental assessments, thermal modelling, acoustic modelling, and fire/smoke provisions. Providing preliminary information on specialist MEP systems.

Design Team CoordinationCoordination with design team to fix MEP space provisions, energy efficiency targeting and main services routes.

Outlining Employer's RequirementsPreparation of primary design criteria for MEP systems.

Loading Calculationsdetailed building loading calculations undertaken for power, gas, district heating, communal heating and water.

Building Regulations ComplianceBuilding services make spaces functional, but they consume energy. We will describe the MEP services options available for your project in alignment with the building regulations.

Scheme ReviewHighlight design risks that require attention and solutions.

Building Performance SpecificationBuilding on the concept brief, a detailed document, which outlines the project MEP requirements including the design criteria, contractor obligations and system descriptions.

MEP Engineering CAD/BIM DrawingsA package of drawings describing what MEP services are required within the building. These are not construction status working drawings showing setting out of services.

Equipment ScheduleHighlights the primary MEP equipment requirements for the project.

Design Issues TrackerA document which highlights and tracks the key issues that have been identified and what measures are required to solve them.

Design Team MeetingsAttendance of design team meetings to coordinate between all construction disciplines.

Design Risk AssessmentSpecifies the extent of risk involved during construction, for CDM.
